As a Texas Real Estate Broker and also a New Home Builder, I know each new home is different and the sales and marketing strategy needed to sell that home should be different as well.

If you have a sales team, or just want to handle the sale yourself, we have you covered with a low, flat-rate MLS listing fee.

​Alternatively, if you want an all-inclusive service, we offer a comprehensive marketing plan that includes photos, staging, international syndication, luxury marketing materials, and on-site open and private showing services.

Who We Are

MLS Listing Broker Kris Sutton

Kris Sutton is the Broker/Owner of Pura Vida Realty Group and co-founder of Pura Vida Homes, an Austin, TX luxury in-fill new home builder. With 14 years of experience in the homebuilding industry, Kris has managed and overseen the construction and sale of over 2,000 homes in the Greater Austin metro area.

 

As both a Vice President of sales for a national builder and, since 2014, an Austin Realtor/Broker, Kris gained in-depth knowledge of what Austin families expect from a homebuilder and what it takes to sell new homes.

Austin Realtor Betsy Gourley New Home Expert

Betsy Gourley is a Real Estate agent with over 20 years of new home experience and over 10 years as a realtor.  Having worked with a national builder selling thousands of new homes in Austin she brings extensive experience in marketing, sales and transaction management. 

Additionally, she is the lead designer for Pura Vida Homes, a luxury Austin in-fill builder specializing in $2M-$3M price point, where she has perfected the art of interior design, staging, marketing, and new home presentation helping Pura Vida Homes surpass their sales goals year after year.

Betsy is a graduate of UT, a resident of Austin for 30 years, and a mom to two wonderful children.

New Home Builder New Build

Flat-Rate MLS Listing with Lead Forwarding

$2000  (+ 3% Buyer Agent Commission)

This option allows builders to get that MLS exposure for a low price saving you thousands!  We'll list in MLS and forward all inquiries, reverse prospect lists, and showing requests.  The builder will handle the marketing, showings, sale, negotiation, contract, transaction management, and closing.  Flat Fee MLS listing is paid at the time of listing.

Listing a new home in MLS Austin

Traditional Real Estate Service

5% Total (3% Buyer Agent Commission)

This 5% option will still save you thousands from the traditional realtor commissions, but, will provide you the traditional realtor experience.  We will list the property in MLS with professional pictures, manage the inquires, showings, negotiations, sale, inspections, and transaction management with Title through closing. The builder is responsible for any staging, photo, marketing expenses.  The 5% commission is paid at closing.

MLS Listing With Contract To Close

4% Total (3% Buyer Agent Commission)

This 4% option will still save you thousands from the traditional realtor commissions, but, will provide you some extra transaction expertise.  We will list the property in MLS, forward all inquires, reverse prospect list, showing request, and manage the transaction from contract to close.  The builder will handle the actual sale, and we'll take care of the paperwork and transaction management with title.  The 4% commission is paid at closing.

All-Inclusive Representation

6% Total (3% Buyer Agent Commission)

This is our all-inclusive, full-service option.  We'll develop a comprehensive marketing plan to included print, media, professional photo's, staging (limitations apply), international syndication, broker and public open houses, public and private showings.  Upon sale, we'll coordinate inspections, buyer walks, and manage the transaction with Title all the way through closing.  The 6% commission is paid at closing.

We know how important correct data is to marketing.  For flat-rate listings and revisions, we'll upload to MLS within 1 Day.  Sometimes within an hour.

Free RPR Property Report With Every Listing

We know how important data is to making marketing decisions.  Each new home listing with Pura Vida Realty Group will begin with an RPR Sellers Report that has 33 data points to help you price correctly.  We are the most experienced New Home Real Estate Broker in Austin.
